What do you need to build your dream home?
Here you go, if you are still reading this post, it means you have decided to go for this journey.
Based on my experience, I would try to help on what do you need?
1) Selecting right home or lot
What is in your mind, what size of house you want to build? do you want to build single story or multiple stories? What you should look for?
Single Story: Single story is easy to think as it doesn't need much thinking in terms of city approving your plan due to multiple stories near by your place.
Multiple Story: Look out your neighbhorhood, you must have at least 1 mltiple story house visible from your home. This makes good case for city to consider your house to be multiple story. Again, every county/city has different rules, please search yourself to know what is specific rule of your city. What I am writing is thumb rule.
If you are looking for quite a big house like 4000 SQ FT, pls make sure you have at least 7000+ lot size to have good return from this process. Again, look for city rule for set back and minimum first story build (in general it is 40% of total lot size) and second story build size.
When people look for this option, they buy house or land that is not in good shape or not liveable, so that they can buy in good price.
2) Chosing your right architect
This is where you spend time to find right architect. Ideally, I would recommend to do this home work in parallel while searching for home. But, it is very critical to hire right qualified architect.
How should you find it? Various ways A) Interview them B) Look at their online and client review by talking to them C) Understand their qualification D) Leverage your neighborhs who already used some good or friends.

3) Chosing your right Engineers
Most of the time, residential construction doesn't need MEP Engineers but I would highly encourage to hire independent Structrual, MEP and soil engineer. Do not leave on to contractor. You need someone other than contractor to work on your interest. We can talk more about this when we work together.
4) How to plan the city submission?
Depends on how much size you are constructing, you need to plan how should you submit into city, so you can maximize on saving approval time.

5) Last but very important, How to pick right contrctor?
Again, check with your friends/neighborhoods, online. But, do check their finished project at least 5. There are lot to it. We can talk more about this when we work together.
